California-compliantpre-eviction,unlawful detainer and post-eviction process server services
A service defect can sink an eviction. We serve notices, unlawful detainer papers and enforcement documents exactly as California law requires, with speed and documentation your case can rely on.
Evictions live and die on proper service. A notice served the wrong way can get your case thrown out and send you back to square one. Our registered servers follow California's service rules exactly, so your case keeps moving.
We handle the full timeline: pre-eviction notices, the unlawful detainer lawsuit, and post-judgment enforcement when it's time to collect.
Step 1
Pre-Eviction Notices
3-Day, 30-Day and 60-Day notices served at the tenant's address — up to 3 attempts and a completed Proof of Service included.
Step 2
Unlawful Detainer Service
Summons & Complaint served on each named tenant, plus the Prejudgment Claim of Right to Possession when needed.
Step 3
Post-Judgment & Enforcement
Enforcement coordination, bank levy and wage garnishment service, and Orders for Examination — following the applicable levying-officer requirements.
California compliance
Served the way California law requires
California eviction service has strict rules, and one mistake can mean a dismissed case, re-service and weeks of lost rent. Attorneys and property managers trust us because compliance is built into every step.
Notices served by the book
3, 30 and 60-day notices served personally whenever possible, using substituted or post-and-mail delivery only when the conditions of CCP §1162 are met.
Unlawful detainer service done right
Summons and Complaint served personally under CCP §415.10, or by substituted service under §415.20 after reasonable diligence, with the Prejudgment Claim of Right to Possession served under §415.46 when instructed.
Diligent, documented attempts
Every attempt is logged with date, time and details, so your diligence record holds up if substituted service or posting is challenged.
Registered process servers
Our servers are registered under California Business & Professions Code §22350, and every Proof of Service is ready for the court.
Post-judgment accuracy
Enforcement papers handled with attention to the required documents, service recipients and levying-officer procedures. The sheriff executes possession writs and lockouts.
Court-ready Proof of Service
Completed proofs on Judicial Council forms, reviewed before delivery, so you can file with confidence.
For counsel & property management teams
Different stages. Different rules. One diligent service partner.
From the first notice to enforcement, we know which service rules apply—and why the details matter to your file.
PHASE 01
Before filing: pre-eviction notices
3-Day Notices · 30-, 60- & 90-Day Notices
The service record starts before the lawsuit. We distinguish notice delivery from lawsuit service and document the method used, including any required mailing.
The right delivery method
Personal delivery, substituted delivery or posting and mailing are used only when the applicable notice-service requirements are met. A notice is not simply posted because it is faster.
Attention to the notice itself
For a 3-Day Notice to Pay Rent or Quit, non-rent charges and the statutory deadline calculation require care. Your attorney determines the notice’s contents, termination grounds and any local requirements; we handle service and its documentation.
Summons & Complaint · Prejudgment Claim of Right to Possession
Formal lawsuit service has different requirements from a pre-eviction notice. We track named defendants, documented attempts and the instructions for any accompanying occupant claim.
Diligence before alternative service
We document personal-service attempts at different times. Substituted service requires reasonable diligence and the required follow-up mailing; posting a summons requires court authorization, not just unsuccessful attempts.
Unnamed occupants addressed
When instructed, we serve Form CP10.5 with the Summons & Complaint under CCP §415.46. Proper service gives unnamed occupants a procedure to assert a claim before judgment; it is not a guarantee against later objections.
Writs of Possession · Bank Levies · Earnings Withholding Orders · Debtor Exams
Possession and money-judgment enforcement are different workflows. We work from your attorney’s instructions and the levying officer’s requirements rather than treating every enforcement document as an ordinary serve.
The sheriff’s role stays clear
The levying officer handles the statutory notice to vacate and executes the possession writ. We coordinate service-related support; we do not carry out a physical lockout or promise to accelerate the sheriff’s schedule.
Collection papers routed correctly
Bank levy and wage garnishment service must meet the applicable registered-server and levying-officer requirements, including the required papers and return procedures. Serving an employer or bank alone does not complete the entire enforcement process.
Documented dates, times, addresses, recipient or posting details, and required mailing information support a clear diligence record. The appropriate proof or declaration identifies the server and registration information and is signed under penalty of perjury.
California Evidence Code §647 gives a registered process server’s return a rebuttable presumption as to the facts stated—not an unchallengeable guarantee of valid service.
General California service information, not legal advice. Notice selection, deadlines, exemptions and local tenant protections should be reviewed by your attorney. Service depends on the documents, facts and any court order in your case.
